
On September 29, the online magazine Homeis.ge, together with Lisi Development, held the event “Homeis Gathering,” hosting representatives from architecture, interior design, development fields, and industry enthusiasts. The main theme of this year’s “Homeis Gathering” was “Imprint.”
Similar to last year, the event featured individual speakers presenting their unique presentations to the audience. A new addition to this year’s gathering was a panel discussion, during which invited guests debated topics posed by the moderator. Representatives from studios such as Ricardo Bofill Taller de Arquitectura (RBTA), Architects of Invention, UN Studio, Architects.ge, MUA, Extendo, Endizaini, r312 architects, Nakanimamasakhlisi, and others took part.
For Lisi Development, sharing the experience accumulated over 14 years is very important. The event featured Lisi’s partner architects from studios including Ricardo Bofill Taller de Arquitectura (RBTA), Architects of Invention, UN Studio, and Architects.ge. For many years, Lisi has collaborated with these companies on various projects, creating architectural landmarks. The company aimed to bring these professionals together with local experts to share their diverse experiences. We believe that sharing exemplary practices plays a significant role in the development of architecture in Georgia. This is also a responsibility for Lisi, as the company was the first to introduce new architectural concepts and green, innovative approaches in the Georgian real estate market, focusing on people-centered environments.
Lisi Development’s architectural philosophy is based on creating comfort and all conditions necessary for a balanced life. Our projects are characterized by unified architecture, well-organized infrastructure, and ample spaces that encourage people to spend more time with family, relax, and experience a balanced daily life. The architectural philosophy emphasizes maximum harmony with the existing territory and landscape. Spatial planning is based on human needs — whether it’s a well-equipped courtyard for children’s play, exercise, walks, or access to necessary services on-site: shops, gym, and swimming pool.
In 2010, when we began developing the largest project, the residential complex “Green City Lisi” around Lisi Lake, we introduced an innovative approach — the 80/20 principle. This means that 80% of our projects is dedicated to greenery, while only 20% of the area is occupied by buildings. The project features low-density development, enabling us to create on average 150 m² of communal space per resident. This includes parks, squares, green zones, pool areas, playgrounds, and additional infrastructure.
Lisi Development’s goal is not only to establish modern style and international standards but also to ensure an ecologically clean environment where everyone can feel special and safe every day. Thus, 14 years ago, we were pioneers in implementing these principles.
Meet the architects and their works presented at the event:
Architects.ge (“Green City Lisi”)
The Georgian company Architects.ge is behind the “Green City Lisi” project, currently comprising 3 residential districts and a villa district covering up to 65 hectares. Architects.ge’s concept is based on low-density development organized around green parks, with terraced building layouts allowing all apartments to have views of Tbilisi. The greenery concept provides 70 m² of greenery per resident — 7.7 times the minimum standard set by the World Health Organization and 1.4 times the ideal standard. The complex features 7 parks, including the largest rooftop parking transformed into one of the biggest parks. Over 70,000 trees and seedlings have been planted on-site. “Green City Lisi” is not just a unique residential complex but also an architectural pavilion uniting globally recognized names and firms such as UNStudio, Architects of Invention, and Ricardo Bofill’s studio.UNStudio (Lisi Green Tower)
The “Lisi Green Tower,” designed by the renowned Dutch architectural firm UNStudio, is a premium-class residential building in the second district of Green City. The project harmoniously integrates natural relief and building forms. Its glass facade provides natural light and panoramic views of Tbilisi to all apartments.Architects of Invention (Lisi Garden House)
“Lisi Garden House” is a project by Architects of Invention. The building is constructed using a hybrid of reinforced concrete and steel structures, finished entirely with glass. It represents a minimalist architecture style focused on clean materials.Ricardo Bofill Project
A residential building designed by legendary Spanish architect Ricardo Bofill is under construction in the third district of Green City. The concept is based on openness, with each apartment having outdoor space. The building is divided into volumes to maximize windows and terraces in all apartments. It features Bofill’s signature brick color and is inspired by the famous Spanish building “La Muralla Roja.” This is Ricardo Bofill’s only work in Georgia.
We are proud to announce that Lisi Development has begun creating a new Georgian Riviera on the Black Sea — Buknari, which will welcome its first guests in 2025. This unique resort district is located between a subtropical forest and the sea. The first phase includes an international brand hotel with full infrastructure: indoor pool, restaurants, gym, green zones, sports fields, and a beach club.
As with all Lisi projects, Buknari will be developed with low density. The company aims to establish its standard in Adjara through this family-friendly and investment-attractive project.
Protecting the unique nature and environment of Buknari is vital for us. The resort district is located in the first zone along the sea. Its master plan and architecture were developed in cooperation between Lisi Development and British architectural studios. The hotel complex’s architectural design belongs to the globally renowned British company Architects of Invention, whose portfolio includes large projects in the UK, Germany, France, and more.
Today, Lisi Development has set a new standard in real estate, demonstrating the importance of providing more than enough space and infrastructure tailored to human needs. We believe we have created a precedent showing that low-density development and modern architecture form a sustainable business model. When we started in 2010, these principles were quite new in the market. Today, many projects follow Lisi Development’s example, which we are proud of. All our steps are driven by responsibility for the future. Therefore, we consider the unique architectural buildings of “Green City Lisi” not only landmarks of Green City but also new landmarks of Tbilisi.
